The maintenance department is responsible for both the planned and reactive maintenance and upkeep of all of the Association’s properties. We are categorised into 2 teams; Planned and Reactive.
Planned maintenance deals with all of the rolling programmes, such as kitchen installs, heating system replacements, cyclical painting and window & door installations. We undertake Stock Condition Surveys (SCSs) on a 5-year rolling plan; these surveys allow us to note the condition of all the homes’ components, which allow for the planning of future maintenance on every home. Also, we carry out Physical Adaptation Grants (PAGs) that aim to help those of us in dire need. All this is done whilst complying with the Welsh Housing Quality Standard (WHQS).
Reactive maintenance deals with all day to day repairs, void (empty) property works, and providing an out of hours emergency repair service. We are responsible for the maintenance of gas central heating systems and ensuring that the annual landlord’s gas safety check is carried out. We also provide a service through our directly employed plumber and carpenter; both of whom deal with the Association’s day to day repairs.
